REGULATIONS FOR Zand7

We warmly welcome you. To ensure a pleasant stay for everyone, we apply a few rules. We are happy to rent out the holiday home to groups of friends and families who wish to spend an enjoyable time together in a beautiful setting. Parties or bachelor celebrations are not allowed. Pets are permitted, and smoking is strictly prohibited inside the house. By making a reservation, you agree to the house rules and the general rental conditions.

RENTAL CONDITIONS

Security Deposit

The tenant must pay a security deposit of €400 before being allowed to occupy the holiday home. The deposit must be paid together with the balance of the rental amount one month prior to the start of the rental period. If no damage has been caused to the property, the deposit will be refunded within two weeks after the rental period by the landlord.

Rental Period

• Weekend stay: access to the property on Friday afternoon from 5:00 PM, departure on Sunday at 6:00 PM.

• Midweek stay: access on Monday from 5:00 PM, departure on Friday morning at 10:00 AM.

• Weekly stay: access on Friday from 5:00 PM, departure the following Friday before 10:00 AM.

If the tenant wishes to enter the house earlier for exceptional reasons, this must be requested by email. In principle, we rent for weekends, midweeks, or weeks, but other periods may be arranged upon request.

During the Christmas and New Year period, different rates and minimum stays apply.

Cancellation

• Cancellation up to 60 days prior to the rental start: 50% of the rent will be charged.

• Cancellation within 60 days prior to the rental start: the full rental amount will be charged.

The tenant is responsible for arranging their own cancellation insurance if desired.

Subletting and Transfer

Subletting and transfer of the rental agreement to third parties are not permitted.

Purpose and Use

• The property may not be occupied by more than 12 persons.

• Tents, caravans, or motorhomes are not allowed on the premises.

• If the maximum of 12 persons is exceeded, 50% of the rental price per extra person will be charged, deducted from the security deposit.

The tenant uses the house and garden at their own risk. The landlord cannot be held liable for any damages or losses incurred by the tenant.

Cleanliness and Damage

We attach great importance to cleanliness. Please report any damages. Accidents may happen, but immediate repairs can prevent further damage.

The tenant is responsible for the property and its contents, and must treat it with due care.

The landlord reserves the right to terminate the rental agreement immediately and evict the tenants if serious damage is caused to the house.

The tenant must notify us immediately in case of damage. Any complaints or defects should also be reported as soon as possible so that a solution can be sought. The landlord cannot be held liable for temporary interruptions in the supply of water, energy, or telecommunications.

Smoking inside the property is strictly prohibited. To guarantee a smoke-free environment for all guests, a €250 penalty will be charged if traces of smoking (ashes, smell, cigarette butts) are found.

Liability

The tenant is liable for any damage caused by their fault or negligence, as well as for damages resulting from failure to comply with contractual obligations. The tenant is also liable for damages caused by co-travelers or persons they allow into the property.

Respect for the house and our neighbors is essential. The property is intended and furnished for families with children, groups of friends, and colleagues. Parties, celebrations, bachelor events, or similar gatherings are strictly prohibited. Youth groups are not accepted.

Guests must respect quiet hours between 10:00 PM and 8:00 AM, both inside and outside the house. Failure to respect this rule may result in eviction and/or a fine of €500.

Pets

Dogs are allowed, but:

• Not in the bedrooms, upstairs, or on the sofas.

• Guests must provide their own sleeping arrangements (no dog bed or crate provided).

• Barking and nighttime disturbances for neighbors are not permitted.

• Visible dog hair must be removed before departure; otherwise, additional cleaning costs will be deducted from the deposit.

A supplement of €25 per dog applies.

Bicycles

We cooperate with a local bicycle rental service that can deliver bicycles directly to the holiday home. Payment is made directly to the rental company.

Departure

Before departure, we ask that the house be left in a clean condition:

• Sweep the floors.

• Empty the dishwasher and return all kitchenware to the cupboards.

• Collect waste and glass in the designated outdoor containers.

Final cleaning is not included in the rental price. The landlord reserves the right to deduct an additional fee from the deposit if the house is left in poor condition.

At departure:

• Dishes, pots, and pans must be clean and dry.

• The oven, microwave, and refrigerator must be left clean.

• Outdoor areas must also be left tidy.

• Beds must be stripped, and sheets placed in the hallway downstairs.

• Towels must be placed in the laundry basket near the washing machine.

• Kitchen towels must also be placed in the laundry basket.

• All furniture, dishes, cutlery, glasses, and appliances must be returned to their original place.

Failure to comply with these rules may result in eviction and/or a minimum penalty of €400.

Applicable Law and Jurisdiction

Belgian law applies to the rental agreement. Any disputes not resolved amicably will be submitted to the competent courts of the Hasselt district.
